Great short break in perfect position for seeing main sights of Bath
The staff were consistently pleasant and welcoming. The rooms were small but nicely decorated and equipped. The breakfasts were amazing - great selection, and all delicious. Despite having booked our arrival day evening meal through offpeakluxury.com, it transpired that they do not do any evening meals at this hotel .and opl had been informed of this several times. They do, however, do a splendid afternoon tea with delicious home made cakes etc. One downside which was not apparent in the booking process whilst opl state there is parking at the hotel (a big bonus in Bath), they do not inform that the cost is 20 per night!
Taking all into consideration it was a perfect place for a 3 night break to discover Bath.
A great find
We decided to have a couple of nights in Bath on our way back from a short break in Cornwall. We were fortunate to find The Roseate Villa. We received a warm welcome and were shown to our very pleasant room. Although slightly cosy, it had everything we needed.
The hotel is very well located being only five to ten minutes walk from the centre of Bath. It was lovely to leave the car parked in the hotel car park for two days and be able to walk everywhere. I was surprised to have to pay for that parking, especially given the price of the rooms, but I m guessing that is probably pretty common in a central city hotel.
The menu choice and food at breakfast were very good, Everything cooked to order, well presented, tasty and hot,
Finally, a comment on the customer service which was excellent. Every member of staff was friendly and professional and made us feel very welcome.
Great location for the city centre.
We stayed 2 nights in room 22.
Its a 5 minute walk to the centre, making it a good location.
The room we stayed in was located in the front/top floor of the hotel and was still quiet and had very good facilities.
The only issue was a chair i the room had hairs on and the en suite floor and top areas were not clean.
Otherwise perfect, we will stay there again next time we are in Bath for certain.
Perfect location, 5 mins. from Bath centre, with car park
This is the second time we have used this hotel, as, with slight mobility problems, its position is ideal.
The only problem is the flight of steps to access the interior.
There being no restaurant for evening meals is not a problem, because it is so near to the city s facilities, but the hotel would earn an excellent rating if there was a comfortable lounge to use during the day, or at least , two chairs in the bedroom.

Excellent location. Very helpful staff. Room small and bathroom tiny!! Basin was cloakroom size.
Unusual to have to state a time for breakfast and choose what you will want the night before.
Shame there is no evening meals.
Well located
This well located, family run B&B I fine for a short sightseeing stay.
An oasis of peace right in the city
Really warm welcome - tea and ginger cake. Delightful room, overlooking garden, well appointed bathroom with Penhaligan toiletries. Fresh flowers and homemade shortcake. Very comfortable bed and a good night's sleep. Breakfast was good but we had expected excellent, Better quality produce. One waitress less charming. But would stay again, Thank you. .
