The Restaurant is closed Tuesday and Wednesday for dinner although the iconic City of Bath is only a five minute walk.

Disabled Access
Due to the lay out of the hotel there is no lift. There are 10 steps to access reception.
History of the hotel
Built in 1868, this handsome Victorian townhouse was originally constructed as an adjoining pair of gracious family homes, Magdala and Avondale later became a single dwelling and then a luxury boutique B&B.
Child Policy
Additional Guest Charges will be made at the following rate:
£45.00 per person - extra beds are only suitable for children up to the age of 16.
Deluxe Park View and Luxury rooms can accommodate extra beds.
Superior rooms and above can accommodate a cot.
Classic rooms cannot accommodate children.
Dogs Policy
The Roseate Villa are more than happy to accommodate your four-legged friends and we'd like to think they'll enjoy their stay as much as their owners, all bedrooms are dog-friendly.
There will be a £20 charge per night, per dog and the location next door to Henrietta Park means that they'll have plenty of extra space to stretch their legs.Dogs are generally not allowed in the restaurant but they may be able to accommodate guests at a different time when the restaurant is quieter
Villa's resident pooch, Muttley, looks forward to welcoming them!
The grounds
Private garden -located at the rear of the house, relax in the peaceful surroundings with afternoon tea or your choice of tipple.
The boutique Hotel is a few minutes away from attractions like the Roman Baths, Royal Crescent, Bath Abbey, Thermae Bath Spa and the Jane Austen Centre. The Roseate Villa Bath exudes a feeling of serenity in and around its grounds and offers wholehearted assistance to its guests who either seek informative excursions around the city or are simply in the mood for a nonchalant weekend getaway in the most beautiful city of Bath.
Other Information
You MUST inform the hotel if you are going to be arriving later than 21.00hrs.
They are more than happy to store your luggage and if there is space you are welcome to leave your car in the car park if you arrive before 14.00hrs.

Classic Garden View room
These are the smaller rooms in the house but they are still a good size! All double beds with bijoux en-suite bathrooms with power showers.
These rooms cannot take extra beds or be twinned, Deluxe Park View can be twinned subject to availability.

These are the largest rooms, mainly overlooking the park with All King or Super King bed .All with walk in showers only.
The beds can be twinned if you prefer, subject to availability.
